There is a lot of condo inventory on the market right now, but not all condos are created equal. Some look great on the surface and are priced attractively, yet come with hidden risks that can impact your financing, resale value, and overall ownership experience.
1. Build Quality and Reputation: Some buildings are known for issues like poor soundproofing, construction defects, or ongoing maintenance problems. This is important to check, and same goes for property management!
2. Price Too Good to Be True? Lots of Inventory, Little to No Recent Sales?: If a unit is priced significantly below comparable properties, or sitting for too long on the market, there may be a reason. It could be upcoming special assessments, financial issues within the building, or more.
3. Status Certificate Tells the Real Story: The status certificate provides insight into the building’s financial health, reserve fund levels, upcoming repairs or special assessment, any legal issues.
4. Maintenance Fees Are Too High: You might find what looks like the perfect unit, but then find the maintenance fees at $900-$1100+ per month. In some cases, this can be justified (Large unit, luxurious amenities, etc), however in other cases high fees can become a problem when it comes time to sell. Remember, maintenance fees generally go up each year. The higher it is, the harder it is for future buyers to qualify in most cases.
The goal is not just to buy a condo, but to buy the right one.

Pros: Bright afternoon and evening light, ideal for those who work during the day and enjoy sunset views. Best for: Living rooms, dining areas, or terraces. Consider: Can get hot in summer afternoons; may require cooling or shading.
Pros: Consistent, even light with minimal glare. Less heat gain. Best for: Artists, photographers, or anyone who prefers soft, indirect light. Consider: Spaces may feel cooler and darker, lighting and decor choices become more important.
Every exposure has its strengths. The “right one” depends on your routine, lifestyle, and how you use different rooms throughout the day.
